
The Villas at Fashion Island:
Community Update
We’re excited to announce the final phase of The Villas at Fashion Island that will provide premium apartment homes steps from shopping, offices and recreation areas.
Construction will begin in December with demolition of the four-story parking structure at 800 San Clemente Drive. Site grading and construction will begin in spring 2026, and construction is anticipated to be completed in early 2028.
As with any construction project, there will be noise and some traffic impacts. We are carefully planning our construction logistics strategy to limit these noise and traffic impacts. Important construction updates, such as lane closures, will be included on signage along San Clemente and Santa Cruz drives, and included on this website.

Q: Where is construction taking place?
A: The project is located at 800 San Clemente Drive and will replace the existing four-story parking garage. It will be the eighth building for The Villas at Fashion Island community.

A: The building will be five stories high with two stories of subterranean parking, adding 184 new luxury apartments.
