The heart of Newport Beach
Home to many of the city’s 85,000 jobs, Newport Center is the cornerstone of Newport Beach’s economy and one of the region’s most coveted live-work-play destinations. It is a unique environment, with office tenants, Southern California shoppers, resort guests, luxury apartment residents and other Newport Beach locals enjoying all that the city center has to offer.
“From the start, Newport Center was intended to be a new kind of downtown for a new master-planned city,” architectural historian Alan Hess says. “Like existing cities, it included shops, culture, offices, entertainment and recreation, but Newport Center arranged them into a new form.”

The city of Newport Beach lists a number of guiding principles that define Newport Center, including its “strong design framework, synergistic mix of land uses, pedestrian orientation, balanced and dispersed auto access and unifying architectural and landscape character.”
Since its debut in 1967, Fashion Island has been a key part of the Newport Center plan. With 150 shops and restaurants in a resort-like setting, Fashion Island is a walkable city center with ocean-air ambiance and timeless Mediterranean design.
“At Fashion Island, we cater to our guests, so every visit is an exceptional experience,” says Ken Gillett, president of Irvine Company’s Retail Properties. “The merchants at Fashion Island are selected because they offer personalized guest service, as well. The customers in our market expect this level of hospitality.”
The recent opening of RH Newport Beach added immersive luxury to Fashion Island. RH has inspired other brands to come to the center, continuing to bring best-in-class experiences to our community.
The elevated lifestyle, unparalleled hospitality and curated amenities found at Newport Center are part of the Master Plan that has guided the success of the city since the 1960s.
Newport Beach citizens encouraged Irvine Company to make the tremendous investment necessary to create a uniquely beautiful commercial and business center.
The Newport Center of today came from those dreams and visions of the ’60s, shaped over time by the balancing act of community input, government action and meticulous planning.
Today, Newport Center is a dynamic destination featuring Fortune 500 companies, world-class hotels and luxury homes. It is a success at the heart of Newport Beach, due in part to the vision of the Master Plan, championed through the years by countless dedicated individuals, civic leaders and community organizations.
It’s a commitment that is ongoing. To remain modern, up to date and beautiful, we will never stop planning. And Newport Center will get better with each passing year.
